Lease
Only full-time students and interns at Université Laval are entitled to rent rooms from the Residence Office during the University's fall and winter terms, i.e., from September to April. For full-time students, renting a room involves signing a lease. Signing a lease carries certain obligations, including understanding and following the rules, terms, and policies in effect. Increases in the rent take effect on May 1 of the year in question.
Term of lease
Leases are normally for eight months, from September 1 to April 30 inclusively.
If you start in January, your lease is for four months, from January 1 to April 30 inclusively.
Whether you attend summer sessions, you may stay in residence by concluding a summer rental agreement from May 1 to mid-August.
Termination of lease
The lease you sign contracts you to occupy a room for a specified period. Subletting is not allowed. You can however terminate your lease, subject to certain conditions.

Renewing your lease for the coming academic year
Expecting to complete your year in April and planning on living in residence next year? You can renew your lease and guarantee yourself a room in September.
From February, you are invited to conclude a summer rental agreement if you wish to stay in the residences for the summer period and / or to renew your lease for the following fall and winter (8 months). You may be sent a link to a web form designed to help you with this.
In order to meet the legal deadline, you must indicate your intention no later than March 31. You will then be asked to complete your online form, which must be accompanied by a deposit.
How to renew your lease

- You will then be able to access the web form to complete the following steps:
- Validation of your personal information
- Updating your emergency contact information
- Updating your academic registration

- Payment of the first month's rent (required for lease renewals) and any outstanding balance
We suggest you allow approximately 15 minutes to complete the renewal process, which is done entirely through a secure web portal.
Concluding a rental agreement for the summer
If you wish to stay in residence during the summer, you can conclude a rental agreement. Note that you may have to move to another room or building for the summer.

Please read the following notices regarding residences in the coming months. These elements are to be considered for any summer rental agreement or renewal of the lease.
PAVILLON A.M.-PARENT
During the year, maintenance work on the exterior envelopes of the building (repairing brick and concrete siding, sealant, etc.) could temporarily cause noise between 9 a.m. and 7 p.m.
PAVILLON H. BIERMANS-L. MORAUD
Work, with a service interruption for several weeks, could be carried out on the elevator in the Biermans-Moraud building during the fall 2026 or winter 2027 semester.
The floors 1, 2 and 3 of wing A (x301 to x336) of the pavillon Biermans-Moraud could become mixed floors in May 2026 in order to accommodate women and men randomly. Bathrooms will remain unmixed, however.

FAQ - Lease renewal
Paying your deposit
At the end of the form, you will be redirected to a secure site to make your payment by credit card (Visa or MasterCard) and thus finalize the process. If you have more credit than the required deposit in your application to the residences, you will be able to use this amount as a deposit.
A payment can be made to your account at any time via the website of your Canadian banking institution or via the CIBC platform for international students. Visit our page on accepted payment methods. There may be a delay of 4 or 5 business days before the Service des résidences receives your payment.
Make the cheque out to Université Laval. It must be dated either the date it’s sent (cashable the same day) or June 1 (cashable on June 1).
Spell out the amount (e.g., six hundred) on the line provided and indicate it in numerals (600) in the box. The cheque is not valid if it’s not signed.
Any changes or corrections you make on the cheque have to be initialled. In the blank marked «MEMO» in the lower left, please write «Reconduction» (renewal) and your name.
You can visit Service Desk 1604 in the Alphonse-Marie-Parent building during business hours to pay in cash or by debit. You will then be able to use the credit on your account to complete the online process.
Early arrivals
You will need to provide us with an approximate return date. This date can be changed during the summer by emailing us at sres@sres.ulaval.ca. If you arrive before the start date of classes, you will likely not be assigned your permanent room upon arrival. You will also be required to pay a daily rate, prorated to your monthly rent, for all days of occupancy before September 1st.
If you arrive before September 1st, your assigned room may be occupied by a group, tourist, or conference attendee upon your arrival. If so, you will be offered a temporary room. If your assigned room is available upon your arrival, you may move in. It is important to notify us as soon as possible of any changes to your arrival date so that we can prepare the room.
Rent
Your lease expires on May 1 at 11 a.m. You have to pay your rent until that date.
Extending your stay beyond May 1st is done through a summer rental agreement, under which you will only be charged for the days you actually stayed. Your last month's rent in residence will be calculated as follows:
Your Rent = {Monthly rent} X {Number of nights in residence/Total days in the month}
The amount is also rounded off to simplify billing.
Leaving or extending for the summer
You can change your departure date anytime at no charge by email, phone, or in person.
You don’t need to be taking Université Laval credit courses to stay in residence during the summer.
A room for next year
You have until June 1 to cancel your reservation for the fall and winter session without penalty.

You can put in a residence building, floor, wing or a specific section. However, the more specific you are, the worse your chances of getting what you ask for. If what you want isn’t available, you’ll get your old room.
Le Service des résidences doesn't tell you your room number until you check in and doesn’t guarantee you’ll get what you ask for. You can however take your pick from what's available when you arrive if you're not satisfied with your room assignment.
